The Highlands Condominiums

Hayduk Engineering was responsible for the engineering design and construction supervision of The Highlands Condominiums in Port Jefferson, NY. The development consists of twenty-five (25) buildings containing a total of 264 condominium units. Hayduk Engineering’s design responsibilities included; roadway and parking lot design, site grading, drainage system design including two (2) innovative drainage ponds, RPZ and water distribution system design, sanitary sewer collection system and pumping station and force main connection into Suffolk County Sewer District #1 – Port Jefferson.

Originally the project included the design of an on-site 58,000 gpd dual train extended aeration sewage treatment plant. Later it was decided to connect in to the SCSD #1 Port Jefferson system. The connection required HE to perform an inflow and infiltration study of pertinent SCSD #1 sewers which resulted in our recommendation that the deteriorated sewers be “slip lined” with Instituform. The rehabilitation project included slip lining approximately 150 LF of sewer pipe, installation of additional cleanouts, and concrete and joint repairs to two existing manholes. The constructed sewer collection system consists of approximately 4,000 LF of 8” PVC gravity sewers and 22 manholes, and cleanouts. The pumping station consists of a 8’ diameter, 22’ deep wet well containing two (2) 20 HP submersible pumps with an operating point of 161 gpm at 97’ total dynamic head, and a 1300 LF 4” diameter DIP force main connection to SCSD #1. The pumping station is also equipped with a 50 kW emergency generator.

Public Storage

This 5+ acre commercial development features a new 90,000 SF Public Storage facility located on Middle Country Road in Middle Island, NY. Since the facility was occupied in May 2019, it has become one of the most successful storage facilities in the region. Hayduk Engineering was responsible for civil and site engineering for the project including; RPZ and water distribution system design, on-site sanitary sewers and septic system design, site grading and storm drainage, 3d earthwork modeling and cut/fill analysis, parking lot and pavement design, erosion and sediment control design, site lighting design, preparation of a Stormwater Pollution Prevention Plan, and landscape design. Hayduk Engineering managed submittals to the Town of Brookhaven, Suffolk County Department of Health Services, Suffolk County Water Authority, New York State Department of Environmental Conservation, and New York State Department of Transportation.

Park Row Condominiums

Hayduk Engineering was the design engineer for The Parr Organization responsible for civil and site engineering design of the Tech Park Industrial Park (Phase 1) and Park Row Residential (Phase 2) developments on Carleton Avenue in Central Islip, NY. The Park Row Residential Development consists of 487 townhouses and community spaces and the Tech Park Industrial Park includes several industrial and commercial buildings. Tech Park and Park Row were built in the 1990’s and marked the beginning of a renaissance in the Central Islip community along Carleton Avenue. Since then the Long Island Ducks Stadium, Cohalan Court Complex, and various other shopping centers, hotels, and other residential developments opened nearby.

As part of the Tech Park Industrial Project (Phase 1) Hayduk Engineering was responsible for the engineering design and construction supervision of over 6,000 LF of PVC trunk sewers ranging from 8” diameter to 15” in diameter connecting the Park Row Residential Development on the east side of Carleton Avenue into Suffolk County Sewer District #3 – Southwest via Existing MH #1830 located on the west side of Carleton Avenue. Currently there is a sewer feasibility study in progress for the Downtown Central Islip area, north of Tech Park, that will propose to connect into this trunk line to provide sewer service to the area in an effort to further promote economic development in the region.

As part of the Park Row Residential Project (Phase 2), Hayduk Engineering was responsible for the engineering design and construction supervision of nearly 11,000 LF of 8” diameter PVC trunk sewers, lateral sewers, 99 manholes, a submersible pumping station and over 1,600 LF of 6” diameter PVC force main connecting into a manhole at the intersection of Park Row Drive and Carleton Avenue. Our responsibilities also included; RPZ and water distribution system design, site grading and storm drainage systems, and roadway and parking lot design.

Rosemont at Brookhaven Apartments

Hayduk Engineering was the engineering consultant for the 241-acre residential development originally known as Regency Oaks (now called Rosemont at Brookhaven). The development consists of 135 buildings containing a total of 795 condominium units. Hayduk Engineering’s design responsibilities included; roadway and parking lot design, site grading, drainage system design including several innovative drainage ponds, RPZ and water distribution system design, sanitary sewer collection system, pumping station and force main connection into SCSD #7 – Medford/Twelve Pines, and off-site replacement of pumping station #5 within the Sewer District.

As a condition of the connection into SCSD #7, Hayduk Engineering performed a hydraulic analysis of the sewer collection and conveyance system downstream of the proposed Regency Oaks development within the Sewer District to determine its adequacy and capability to convey the additional flow from the proposed development. As a result of the analysis, HE determined that it was necessary to replace an existing “temporary” pumping station (#5T) within the Sewer District to accommodate the additional flow into the system. The constructed sewer collection system for the Rosemont at Brookhaven development consists of approximately 17,500 LF of 8” and 10” diameter PVC gravity sewers and 109 manholes and cleanouts. The on-site pumping station has a pumping capacity of 500 gpm with a 1,120 LF force main connecting to the District. The off-site replacement of SCSD #7 Pump Station #5 has a pumping capacity of 600 gpm.

New Village Plaza Shopping Center

New Village Plaza is a 9+ acre commercial development located on Middle Country Road in Centereach, NY. The previous site contained several derelict structures and was considered blighted to the community. The new site features a 80,000 SF shopping center consisting of various restaurants and retail establishments. Currently the property is about 60% developed and construction is being completed in phases. Hayduk Engineering was responsible civil and site engineering for the project including; RPZ and water distribution system design, on-site sanitary sewers and septic systems design, site grading and storm drainage, 3d earthwork modeling and cut/fill analysis, parking lot and pavement design, erosion and sediment control design, site lighting design, preparation of a Stormwater Pollution Prevention Plan, and landscape design. Hayduk Engineering handled all design permit applications include submittals to the Town of Brookhaven, Suffolk County Department of Health Services, Suffolk County Water Authority, New York State Department of Environmental Conservation, and New York State Department of Transportation.

Chick-fil-A and Verizon Wireless

The team at Hayduk Engineering transformed a once blighted property to a well-designed site that placed two attractive buildings on a beautifully landscaped parcel with ample parking. This development is the site of a former car dealership that had become derelict, with almost no landscaped/natural area. The buildings on site were boarded up and in disrepair. This is the site of both the very first Chick-fil-A on Long Island, and a state of the art Verizon Wireless Corporate Store. We helped our client bring two long term tenants to the community by designing (and securing approvals for) a Class “A” site. The buildings became occupied in 2016 and have been successful establishments since.
